Important information for new tenants
Application forms
Download one of our Tenancy Application or Guarantor Application forms by clicking on the links below:
The application procedure
Once you have found a property that you would like to apply for, you will be asked to complete an Application Form, which can be found above.
You will also need to provide the following:
To reserve the property, a holding deposit equivalent to one week’s rent will be required by bank transfer. This holding deposit will be deducted from the balance of your move-in monies when you move into the property, subject to the terms of the tenancy and applicable legislation.
Please ensure that all information and documents provided are accurate and up to date, as these will be used as part of the application and referencing process.
Providing a guarantor
You may be required to provide a Guarantor as part of your application.
A guarantor agrees to underwrite the tenant’s financial obligations under the tenancy, which may include rent, utility bills, damage or breakages, and any other liabilities arising from the tenancy.
A guarantor is usually a parent or close relative, although in some circumstances an employer or another suitable person may act as guarantor.
The guarantor must:
The guarantor will be responsible for any eligible monies that remain outstanding as a result of the tenancy, in accordance with the terms of the guarantor agreement.
APT contracts
In England, an Assured Periodic Tenancy (APT) is a type of tenancy that continues on a rolling basis, rather than having a fixed end date.
Since 1 May 2026, most new private rented sector tenancies in England are assured periodic tenancies under the Renters’ Rights Act 2025.
Deposit and first month's rent
A holding deposit of up to one week’s rent may be taken while referencing and other pre-tenancy checks are carried out.
Once the tenancy is signed, the holding deposit is put towards either the tenancy deposit or the first month’s rent
Shorts Property People hold all our managed property deposits in a deposit account and registered with the TDS (Tenancy Deposit Scheme) The Dispute Service; however if the property is ‘let only’ the landlord may hold the deposit separately in an approved scheme. The deposit is held to cover any breakages, damage, or other household liabilities. The deposit cannot be used by the tenant to cover rent.
The deposit will be returned back to the tenant at the end of the Tenancy Agreement after the property has been inspected and provided the property is returned in satisfactory condition (allowing for general wear and tear).
The property is checked against the inventory and schedule of condition that was drawn up (and signed) at the beginning of the tenancy.
The first months rent is paid once the tenancy agreement has been signed by both landlord and tenant:
